How often do air conditioners need to be serviced?

The frequency of service depends on several factors:

  • The operating conditions of the air conditioner (how often the air conditioner is used).
  • The quality of installation of the air conditioner.
  • The conditions of the room in which the air conditioning system is installed (humidity, air pollution, number of people, etc.).

Because most household air conditioners  operated in the warmer months, we recommend that you perform maintenance twice a year:

  1. In early spring, when the temperature in the street becomes above zero. This is necessary for diagnosing the condition of the air conditioner before the season and confidence in its performance for the summer.
  2. In the fall, after the air conditioner is no longer needed. These are diagnostics after the season, identification of the revealed malfunctions, cleaning and washing of evaporators clogged up during the summer.

Recommended dates for servicing in the most common places of installation and operation of the air conditioner

Air conditioning maintenance work

In the table below, you can see the standard work that is carried out when a service specialist visits for cleaning and preventing the air conditioner.

  • Inspection of the split system for the integrity of the body and main components
  • Cleaning the heat exchanger of the air conditioner outdoor unit: hydraulic and mechanical
  • Disinfection of the surfaces of the indoor unit after cleaning and processing the heat exchanger
  • Cleaning guide rails and air conditioning filters
  • Checking the operation of the blinds with the operation of the control drive
  • Spillage of the drainage system, check for free drainage. If necessary, purge and clean
  • Cleaning the fan blades and checking the operation of the electric fan of the split system
  • Measurement of starting currents, voltage at the terminals of the electrical circuit
  • Pressure measurement in the system: discharge and suction to assess an adequate level of freon. Refueling if necessary (up to 0.5 kg. For air conditioning)
  • Starting the system and monitoring the operation of the compressor for the absence of extraneous noise and unacceptable vibrations
  • Test run of the air conditioner and run in all operating modes with measuring the temperature difference during operation

After-sales service is a real savings!

The implementation of this list will significantly extend the life of the equipment, it may be possible to eliminate minor defects or deviations from normal indicators  (for example, a simple refueling of freon), which would subsequently lead to the breakdown of all equipment.

And what happens when the air conditioner breaks down? How much does it cost its owner?

  • Firstly, you will have to pay for the departure of a technical specialist for initial diagnostics in order to understand what kind of malfunction is involved. Not a single company will send its specialist for free: everyone works for money. You too
  • Further, if you are lucky, then the malfunction can be fixed on the spot. If we are talking about minor repairs to the control board, electronics, temperature sensor
  • If the malfunction is such that bench diagnostics and removal of units is required - dismantling the air conditioner and transporting it to the technical base
  • Then - the order of new spare parts for the air conditioner and often a long wait from the arrival: not all units are always available from distributors in warehouses
  • Upon arrival of the parts - restoration of the split system and test launch
  • At the final stage, the equipment is transported to the customer, installation, evacuation, and freon refueling. Each item is work, it is materials, which means money

The cost of restoring an air conditioner sometimes exceeds the cost of a new air conditioner. Should I save on the maintenance of the air conditioner? Yes, it is. But wisely: servicing an air conditioner every week is not economically feasible. But to complete the work at least once a year, perhaps, is worth it.

The situation with the need to maintain household split-systems can confuse even a professional. Air conditioning manufacturers, in order to attract the public, argue that it is their air conditioners that do not need to be serviced at all during the entire service life. Installers "impose" the service and reiterate with one voice that this must be done in order to be sure that everything works as it should. As a result, the user of the air conditioner is inclined to trust the manufacturer, writing off the obsessive offers of the installation company at the expense of his excessive desire to sell another service.

The materials made an elementary excursion with the design of a modern air conditioner and its features. Obvious arguments are given for the urgent need to still carry out periodic maintenance of the air conditioner at least once a year.

The concept of maintenance is given, a list of works on the maintenance of air conditioners with an indication of the cost of work is presented.

WHY IT IS NECESSARY TO CARRY OUT PERIODIC SERVICE FOR THE AIR CONDITIONING

Let's try to figure out why regular maintenance is necessary or whether it is necessary at all. Before starting to discuss this interesting problem, dear reader, let's make sure that you and I understand each other’s friend well enough and understand the main functions and principle of operation of the air conditioner.

So, the split system consists of an outdoor and an indoor unit. The outdoor unit contains a heat exchanger with a fan that discharges excess heat into the atmosphere. Also in the outdoor unit is the main unit, the "heart" of the air conditioner is a compressor.

The compressor is designed to create such a pressure that the refrigerant (freon) condenses in the heat exchanger of the outdoor unit. At the exit of this heat exchanger, freon must flow through the pipe, which has completely turned into a liquid state. And the intensity of this process depends on the pressure created by the compressor and the rate of heat exchange with the environment. Then this fluid passes through a special device (flow switch or thermostatic valve), which greatly reduces the pressure in the pipeline. The consequence of this is the rapid boiling of the refrigerant and its intense absorption of heat. The refrigeration circuit is designed so that boiling occurs mainly in the heat exchanger of the indoor unit. At the same time, the air blown through the heat exchanger gives its heat to the boiling freon and leaves the air conditioner chilled. And freon, completely converted to a gaseous state, through the connecting pipe again goes into outdoor unit, gets into the compressor, is compressed, then - into the heat exchanger and so on in a circle, cycle by cycle.

From the foregoing, several conclusions should be drawn.

The first is how indoor unit, both external, blow through themselves huge volumes of air. The outdoor unit deals with atmospheric air with its dust, sulfur, soot, soot from car exhausts, insects and other "joys" of the metropolis. The indoor unit, in turn, deals with odors, fumes of fat from cooking, bacteria, which, as a result of human activity, fall into the air of the room. In this case, both the outdoor and indoor units gradually accumulate the above listed pollution.

When cooling on a heat exchanger, a large amount of moisture from the air necessarily condenses in the indoor unit. This leads to the fact that a large amount of the smallest particles, including those of biological origin, adhere to the wet heat exchanger and fan impeller. After turning off the air conditioner, an ideal environment is formed in the indoor unit for the development of mold spores, fungi and bacterial colonies. In addition to this, the heat exchanger tray, the fan and the heat exchanger itself also become a source of unpleasant musty odor.

At the moment, there are models of air conditioners with antibacterial coating of the evaporator (heat exchanger of the indoor unit) and fan impellers on sale. But practice has shown that often it is this coating that, in turn, becomes a source of unpleasant chemical odors. This occurs either due to poor-quality application, or due to, in general, the chemical nature of this composition.

Part of the dust still passes through the filters and the heat exchanger and falls on the drain pan. From there, dust lumps are gradually washed off into the drainage. Often, dust begins to settle in some part of the drainage pipeline, drying out there, gradually clogging the cross section of the tube. Sooner or later, this will lead either to condensation leakage from the indoor unit, or to unpleasant odors from the drainage.

As for the outdoor unit, a film of soot, soot and dust gradually appears on thin aluminum fins of the heat exchanger, which of course reduces the efficiency of heat exchange with the environment. In some central areas of the city, condenser contamination is particularly fast, and as they say "tightly."

A decrease in the efficiency of heat exchangers cannot but affect the load of not the compressor, as well as other units of the refrigeration system. You should not expect at the same time and full return from the unfortunate device, which in this condition works for wear.

There is another big problem with the outdoor units of air conditioners - poplar fluff. Often, on the first floors of buildings, the outdoor unit at the back, where the air intake is made, is covered with a dense fur coat made of compressed fluff. This air conditioner does not have to live long.

Now, dear reader, you and I began to understand each other a little.

Let’s try again to say the rhetorical question with which our conversation began: why is scheduled maintenance necessary or is it necessary at all?

In my opinion, the answer is obvious. And mind you, I haven’t even said a word about maintenance - checking the refrigerant pressure, the condition of the electrical elements and connections, the performance of the compressor, the compliance of the technical specifications with the nominal, and so on and so forth.

For the listed and other reasons, we strongly recommend servicing regularly operated air conditioners at least once a year. After servicing, unpleasant sounds disappear, all filters and heat exchangers are in perfect condition, the refrigeration unit is serviced, and all potential dangers of leaks or emergency situations are eliminated. Drainage is spilled and blown, the indoor unit is disinfected.

Carry out the service of your equipment, and it will last you a long time. And instead of troubles, it will give you pleasure from use, and also create reliable comfort in your home or at work.

* Maintenance  - This is a set of technical and organizational measures carried out in the process of operating technical objects in order to ensure the required effectiveness in the performance of their assigned functions.

T.O. subject to all technical objects - both working for its intended purpose, and being in storage, transported, prepared for work after storage or transportation. For modern complex technical objects (such as cars, technological units), uniform rules are established for the so-called, which form the system for the so-called and are reflected in the relevant technical documentation. In the system, i.e. two most important subsystems can be distinguished: prevention and recovery (emergency repair). System structure takes into account the nature and operating conditions of the facility, includes a list of preventive work with an indication of their frequency and composition required for their implementation by specialists, a list of necessary tools, materials, instrumentation, etc. Properly organized so reduces operating costs (by reducing the number of emergencies leading to failures, reducing expensive unscheduled repairs, reducing the cost of scheduled repairs) and helps to increase the resource of the technical facility. // Great Soviet Encyclopedia.
